Tigne PointThe €600 million, 44 hectare Manoel Island and Tigné Point development is Malta’s most ambitious property regeneration project. These two prime sites are located in one of the island’s most desirable residential areas. Within view of each other across Marsamxetto harbour, Tigné Point and Manoel Island’s fabulous locations are a guarantee of their enduring appeal.

Only 20 minutes from the airport, and a short drive or boat ride from the capital Valletta, the sites are close to the fashionable urban centers as well as the heart of cultural life.
Tigné Point is located at the eastern tip of Sliema, a much sought-after commercial and residential hub, while Manoel Island nestles between the Ta’Xbiex marina and Sliema’s Valletta-facing seafront.

In its entirety, the project comprises commercial, leisure, heritage and residential aspects which will include luxury apartments, state-of-the-art offices, retail, sports and leisure facilities, a yacht marina, a casino and a hotel. Leisure elements for the enjoyment of residents and the general public alike include the creation of public spaces, gardens, belvederes, walkways and cultural attractions.

Tigné Point

The development of apartments represents circa 55% of the total area at Tigné Point. This is complemented by ‘The Point’ shopping mall and Pjazza Tigné - the heart of the mixed-use project. A proposed state-of-the-art business centre to be situated north of Pjazza Tigné will comprise commercial and leisure outlets and will help complete the piazza environment, besides increasing daily foot-fall to the location. 

Strong emphasis has been put on the restoration of the important historic sites in the area including Fort Tigné, St Luke’s Garrison Chapel, the Garden Battery and the Clock Tower blocks, which blend well with the modern architecture that characterises the site.

The development will offer leisure activities such as a fitness club, squash courts, swimming pools, bars, cafés and restaurants as well as the fully fledged football pitch and training complex of the local Sliema Wanderers’ football team.   All traffic is routed underground, providing a car-free zone at ground floor level. The development also provides extensive open public spaces including Sliema’s largest public piazza, a series of foreshore walkways, the landscaped escarpment around Fort Tigné and a second open square planned for the Tigné North phase.

Manoel IslandManoel Island

The brown-field development at Manoel Island is being planned as an exclusive residential Marina Village offering island living at its most tranquil. The island’s historical pedigree will undoubtedly add to the project’s prestige.

The low-rise scheme includes a Mediterranean style village situated in a fully car free zone, just seconds from a picturesque and sheltered yacht marina which is currently being enlarged to berth some 420 boats. The master plan includes a waterfront casino, a host of cultural, leisure and sports facilities, marina-related commercial spaces and a shoreline walkway leading up to the beautiful old Lazaretto and the majestic 18th century Fort Manoel, both of which are being fully restored. The area around Fort Manoel is scheduled as a public park. Manoel Island is currently at design stage, with construction commencement scheduled for 2012.

Strategic Objectives

Looking ahead, the Company’s main challenge with regards to residential property is the successful development of Manoel Island.  Taking into account its location as an island in the centre of a beautiful natural harbour, its historical features and the adjacent yacht marina, Manoel Island has the potential to become an exclusive, unique and exceptional real estate proposition that will attract both overseas and local property investors.
